13-17 Fitzroy Street

This is a 92,000 sqft commercial office building situated at the heart of Fitzrovia, comprising a basement, lower ground, 6 upper floors and a rooftop. In July 2020, planning permission was granted for an extensive refurbishment, which encompasses a two storey rooftop extension, creating additional 2,000 sqft office floorspace, an outdoor amenity roof terrace and the replacement of rooftop plant enclosures. The plan also involves reconfiguring the main entrance, which is lowered to street level to provide step free access direct from the public realm.

Camlins led on the design of the richly planted roof terraces and biodiverse green roofs. We supported the MEP team in design of lighting, drainage and irrigation, establishing data on water needs for the various species and growing medium provision. This project has achieved a BREEAM Outstanding rating at the design stage, with a strong commitment to maintaining this sustainability excellence in the post construction stage.
